This Ownaship entitles you to receive the proportional amount of rental income and capital value increase derived from your investment property.

Frequently asked questions

What do I actually own?

You own a legal interest in the title of a premium investment property. We call this an ‘Ownaship Interest’. You can choose to have your Ownaship Interest recorded directly on the certificate of title of the property, subject to the payment of a conveyancing fee.

What is the minimum/ maximum I can invest?

The minimum you can buy is One (1) Ownaship Interest and there is no maximum up to the total Ownaship Interests available for the property.

Can I invest if I live outside NZ?

Yes, you can if you are a New Zealand, Australian or Singaporean Citizen or Resident. If you don’t fall into one of these categories, please contact us to discuss options.

Are there any ongoing costs, like rates, landlord insurance, body corporate fees?

Yes – just like any property. The property manager will deduct an amount each week from the rental to cover these costs and make the payments accordingly.

What if there is a defect with the building e.g. leaky home?

The properties selected have all been built and developed by highly reputable parties, and the builders have guaranteed a 10 year weather tight warranty.

When I want to sell my Ownaship Interest how long will it take?

Property Investment requires a long term view. However, if you do wish to exit your Ownaship Interest then you will be able to contact us, and we will work to match you up with a buyer from our pool.

Is there tax to pay?

Your share of the rental income from the property will be taxable.

Assuming you hold your Ownaship Interest for more than two years any capital gain under the current rules should not be taxable (unless you acquired the Ownaship Interest for resale and some other caveats). We anticipate that all of our Ownas will be acquiring their Ownaship Interest with the intention of deriving rental income and a long term hold.

What if Owna goes out of business, do I lose my investment?

You own your investment, not Owna. In the unlikely event Owna did go out of business your Ownaship Interest would not change. You can choose to have your Ownaship Interest recorded directly on the certificate of title of the property, subject to the payment of a conveyancing fee.

How is my personal data protected?

Your personal data is secured by the Owna application provider utilising modern technology and systems.

Is my investment protected?

Your investment is in a bricks and mortar property. You can choose to have your Ownaship Interest recorded directly on the certificate of title of the property, subject to the payment of a conveyancing fee.

Who legally owns the property?

The property is owned directly by all of those that have purchased an Ownaship Interest in the property. Owna Nominee Limited will appear on the title of the property representing all owners unless you have chosen to have your Ownaship Interest recorded directly on the certificate of title.

Can I use my Kiwisaver to invest, like with a first home deposit?

Not currently as KiwiSaver cannot be used for purchasing investment properties. However, we have plans for a future Owna buy to rent option. Accordingly, Owna will be having further discussions with the Government regarding this.

Can I live in the investment property?

The good news is you may be able to. We will be offering the property to rent to anyone who has an Ownaship Interest before advertising to the general public. You would be renting the property at market rent and be a tenant with a tenancy agreement.

If the property becomes vacant am I liable for extra payments?

The properties we select have very strong rental characteristics. The property manager will ensure that a bond and rental in advance is held for the property. They will also deduct an amount each week to ensure that the equivalent of four weeks rental is held to cover any vacancies after a 12 month period has elapsed and the property manager will also take out Landlord insurance which covers certain things. This should mean that there is a low chance of extra payments being required, in particular as these properties will not have a mortgage.

Is there a minimum age for who can invest, can I sign up my child? Grandchild?

The minimum age is 18. However, if you are looking to invest for your Grandchildren we suggest you invest in your own name, or via a trust and you can transfer the Ownaship Interest to them at a later date.

How is the value calculated at exit?

If you do wish to exit your Ownaship Interest we will work with you to establish a value. Just like selling any property the time it takes to sell will often depend on the price you wish to receive.

What happens if the property falls in value and is worth less at exit than it did when I purchased my Ownaship Interest?

If the value of the property is less at exit than when you purchased your Ownaship Interest, you may lose some or all of your Ownaship Interest. However, we select high quality investment properties, a highly skilled property manager and work hard to ensure this should not happen.

When do I receive income from my Ownaship Interest?

To the extent rental exceeds costs you will receive a monthly cash distribution facilitated by the property manager to your Owna Wallet.

Any capital gain would be paid out when you exit your Ownaship Interest.

What are the main risks involved?

Property is a long-term investment and the main risk is market fluctuations and tenant risks. While there are risks involved in investing in property thousands of Kiwis have found success owning investment properties in New Zealand. Owna is a way for you get your foot on the property ladder.
